As a Valuations Associate within J.P. Morgan Natural Capital, you will be responsible for delivering timely and precise valuation analysis. This includes the valuation of timberland properties, acquisition underwriting analysis, technical forest planning, third-party appraisal review, and economic analysis of management alternatives in timberland investments. Using our Timber Investment Model and related tools, you will analyze potential dispositions and acquisitions, support property management decisions, and support reporting of investment returns and financial performance. You will work closely with the Acquisitions, Operations, Portfolio Management, and Accounting teams. Job Responsibilities Develop discounted cash flow models for dispositions and acquisitions of all sizes. Create and maintain internal valuation models using our proprietary Timber Investment Model software and perform periodic updates to support financial reporting on an annual and quarterly basis. Conduct analysis and review of regional operating and economic assumptions underpinning valuation models for core investment regions (Australasia, U.S., and Latin America). Assist in review and assessment of annual third-party appraisals of assets under management. Provide valuation analyses to support acquisition underwriting. Support in development of forest planning models and other analyses for acquisitions, dispositions, and assets under management using harvest scheduling software. Develop executive summary materials to present investment analytics to internal and external audiences. Support the continued enhancement of proprietary planning and valuation tools, resources, and reporting systems. Actively participate within the organization to ensure all investment management services meet or exceed client commitments. Represent J.P. Morgan Natural Capital at all levels, maintaining positive public relations. Required qualifications, capabilities, and skills Advanced degree in Forestry, Natural Resources, or closely related field; and a minimum of three years working experience in a related field; or equivalent combination of education, training, and experience. Demonstrated experience in timberland financial analysis and modeling. Demonstrated knowledge and experience in forest product markets, inventory, forest growth and yield, forest operations, and silvicultural management regimes. Demonstrated ability to collaborate effectively in a team environment across multiple disciplines and across multiple locations. Must have excellent communication skills, both oral and written, as well as demonstrated strong interpersonal skills. Demonstrates excellent organizational, time, and prioritization management skills. Preferred qualifications, capabilities, and skills Experience developing discounted cash flow models for timberland assets. Experience with harvest scheduling software and methods. Knowledge and aptitude in a structured programming language such as R, Python, etc. is a strong plus. Demonstrated background in carbon-focused measurements and protocols is a plus.
